The design approach focused on rationalising the existing building, introducing additional floor area where needed, and expressing the new structure clearly without overcomplicating the form.
The new commercial building now accommodates more vehicles on display, provides better support spaces for staff, offering a more practical layout for customers moving through the site. The upgraded structure also presents more cleanly to the street, with the upper-level extension giving the building a stronger, more defined form.
Upper-Level Extension & Building Structure
The primary construction works focused on extending and reinforcing the upper level to support an expanded showroom and additional office space. A suspended timber floor system was installed, supported by new structural steel framing, allowing the existing structure to be extended without overloading the original build.
This allowed for a larger showroom footprint with improved vehicle display capacity, along with the addition of four enclosed offices for sales and administration. The extension projects beyond the ground floor, forming a cantilever that gives a clear expression of the new structure while remaining consistent with the overall building form.
Entry & Vehicle Delivery Area
Works to the front of the building and ground floor were carried out to improve access, circulation, and day-to-day usability.
The main entrance was opened up to create a more practical and visible point of entry, with a dedicated vehicle delivery area incorporated into the front-of-house. This allows for a more controlled and functional handover process without disrupting the main showroom.

At ground level, the service area was extended and reorganised to improve workflow within the workshop. New management offices were added to support operations, and a customer waiting area was constructed to provide a usable space for clients during servicing. The layout now allows clearer separation between customer and service functions, while maintaining straightforward movement between each part of the building.
Project Background
Mitsubishi North Shore required a practical commercial upgrade to an existing dealership that had become constrained in both layout and capacity. The client was keen to increase usable showroom space, improving the servicing areas, and resolving customer flow through the building.

Wilkran Construction was chosen to deliver a staged refurbishment and extension while the site remained operational. The work involved structural alterations to the upper floor, reworking the front entry, and upgrading the ground floor service areas to better support day-to-day use.
